Recently, KG Planning were successful in gaining a Permission in Principle (PiP) for one dwelling within the garden of an existing house. PiP establishes the location, land use and amount of development.

It proved to be very straightforward with very little information needed to be submitted with the application – a completed application form, a plan which identifies the land, and the correct fee. The Local Planning Authority has a target of 5 weeks to deal with the application and, in this case, Bolton Council issued a decision within this timeframe.  

In this case, the process was used to assist in the valuation of the property before it was marketed. Whilst the technical details will still need to be approved before any development can commence, it provided the necessary comfort to enable a realistic valuation.
